Alcaidesa

Alcaidesa is La Línea's most upmarket area, a developed residential zone on the western edge of the municipality that feels more like a resort than a traditional Spanish barrio. Built largely in the 1990s and 2000s, Alcaidesa is defined by its two golf courses — Alcaidesa Links Golf Resort and Alcaidesa Heathland Golf Course — along with Playa de la Alcaidesa, a sandy beach with a more relaxed feel than the busy central beaches.

The property here is a clear step up from the rest of La Línea. You will find modern villas, townhouse complexes, and well-maintained apartment developments with gardens, pools, and underground parking. The standard is closer to a Costa del Sol resort development than to a working Spanish town. This is deliberate — Alcaidesa was planned to attract buyers and renters looking for a Mediterranean lifestyle at a lower cost than Sotogrande or Marbella.

The trade-off is distance from Gibraltar. Alcaidesa is roughly 8–10 km from the border crossing, so daily commuting requires a car. But for those who work fewer days in Gibraltar or who value the golf, beach, and resort environment over border proximity, Alcaidesa offers genuine quality of life at prices that would be impossible anywhere comparable along the coast.
