Documentation You Need

Most landlords will ask for: valid ID or passport, proof of income (payslips or employment contract), NIE number (or confirmation it is in progress), and sometimes a deposit reference from a previous landlord. If you work in Gibraltar, a Gibraltar employment contract is widely accepted.

Understanding Rental Contracts

Standard rental contracts in Spain run for one year, automatically renewable for up to five years. The deposit (fianza) is typically one month's rent, held by the landlord and returned when you leave the property in good condition. Read contracts carefully and consider having a gestor review them.

What to Expect on Costs

A typical one-bedroom apartment in the centre runs 500 to 700 euros per month. Two-bedroom places range from 650 to 900 euros. Beachfront and newer builds command a premium. On top of rent, budget for communidad (building fees), utilities, and internet. Many landlords include communidad in the rent.

Utilities and Services

Electricity is usually through Endesa, water through Aqualia, and gas through Naturgy. Average monthly utilities for a small apartment run around 80 to 120 euros depending on season. Internet (fibre) costs around 30 to 40 euros per month. Most providers have English-language support lines.

Furnished vs Unfurnished

Furnished rentals are common and include kitchen appliances, beds, sofas, and basic furnishings. Unfurnished typically still includes a fitted kitchen with hob, oven, and sometimes a washing machine. Unfurnished options tend to be cheaper but require upfront investment in furniture.

Your Rights as a Tenant

Spanish rental law strongly protects tenants. Your landlord cannot increase rent during the first year, must maintain the property in habitable condition, and cannot enter without your permission. Eviction requires a court process. The LAU (Ley de Arrendamientos Urbanos) governs all residential tenancies.
