Alcaidesa and Campamento: La Línea's Growing Suburbs
While Centro and Poniente get most of the attention, two areas on the outskirts of La Línea are quietly becoming some of the most interesting places to rent. Alcaidesa and Campamento offer something the town centre cannot: space, nature, newer builds, and a suburban lifestyle that feels a world away from the busy streets, while still being minutes from the border.
Alcaidesa: Golf, Sea Views, and Modern Living
Alcaidesa sits about 8 kilometres south of La Línea's centre, perched on the hillside between the coast and the CA-34 road. It is technically within the municipality but feels like a completely separate world.
The area is built around two golf courses: Alcaidesa Links and Alcaidesa Heathland. The residential developments are modern, well-maintained, and primarily aimed at an international market. You will hear as much English and German here as Spanish.
What it feels like: Resort-style living as a permanent home. Gated communities, communal pools, landscaped gardens, underground parking. Many developments have direct beach access. Views of the Rock of Gibraltar to the north and Africa across the Strait on clear days.
Renting in Alcaidesa
- 1-bed: €550 to €750/month
- 2-bed: €700 to €1,000/month
- 3-bed/townhouse: €900 to €1,400/month
- Villa: €1,500 to €2,500+/month
Higher than La Línea centre, but a fundamentally different product. Compared to similar quality housing in Sotogrande (15 minutes further south), Alcaidesa is significantly cheaper.
Trade-Offs
You need a car. The border is a 10-15 minute drive. Can feel isolated outside summer. If you want nightlife or Spanish town buzz, you will be driving to it.
Best for: Families, golfers, remote workers, retirees.
Campamento: The Underrated Middle Ground
Campamento is a residential neighbourhood between Centro and Alcaidesa, along the CA-34. Often overlooked by flat hunters who go straight to Centro or Poniente, but it deserves attention.
Named after its history as a military camp. Today it is a quiet, family-oriented residential area with a mix of older Spanish housing and newer developments.
What Campamento Offers
Something unusual for La Línea: green space. Small parks, wider streets, and a less built-up feel. Local school, small shops, pharmacy, and enough services for daily life. Good bus connections to Centro and south towards Alcaidesa. Border is 15-20 minutes by bus or car.
Renting in Campamento
- 1-bed: €400 to €550/month
- 2-bed: €500 to €700/month
- 3-bed: €650 to €900/month
Similar to Centro or slightly lower, but with more space and a quieter environment. Buildings tend to be from the 1980s-1990s.
Trade-Offs
Not exciting. No beach within walking distance. Minimal restaurant and nightlife scene. But exactly what some renters want: quiet, affordable, family-friendly.
Best for: Families with school-age children, budget-conscious renters, people who prefer quiet.
How Both Areas Are Growing
The Gibraltar treaty and the trend of Gibraltar workers seeking affordable housing are driving interest in both areas. Alcaidesa has new developments targeting the premium rental market. Campamento is seeing more renovation activity.
